
The Strategic Land Group (SLG) has brought forward a residential development opportunity in the village of Goldsborough, North Yorkshire, following the rapid approval of planning permission earlier this year.
The site at Station Road has Permission in Principle for a scheme of up to five homes and is now being marketed to housebuilders.
SLG secured planning consent from North Yorkshire Council in just seven weeks after submitting the application in partnership with the landowner earlier this year.
Located just outside Knaresborough, the site sits within the established rural community of Goldsborough and benefits from easy access to Harrogate, York and Leeds. The proposed development would deliver a small number of homes designed to complement the character of the village. Goldsborough itself is a historic North Yorkshire village with a population of under 500 and strong links to nearby towns including Knaresborough and Harrogate.
SLG is now progressing the next stage of the project by appointing Titchmarsh & Bagley to bring the site to market to identify a suitable housebuilder to deliver the scheme.
North Yorkshire Council cannot currently demonstrate a five-year supply of housing land - the amount needed to meet projected housing demand over the next five years. The authority is preparing a new Local Plan, expected to be adopted by 2028, which must identify sufficient land to deliver around 20,000 new homes.

Permission in Principle is a planning route introduced by the government to simplify the planning process for smaller residential developments of up to nine homes. It establishes that the principle of housing development is acceptable, with detailed design matters considered later through a Technical Details application.
