The Strategic Land Group (SLG) has submitted a planning application for a new residential scheme in Stafford which could create up to 100 new homes.
An outline planning application has been submitted for the site in Woodseaves, which will also include new green space and a play area. More than a third of the new properties will be affordable and the site will also deliver a biodiversity net gain of 10%.
The site was included in the last draft of a new Local Plan for Stafford. Although that Plan has now been abandoned, recent changes to the government formula for calculating housing targets means Stafford must now deliver 744 homes per year, up from 500 in their most recently adopted Local Plan.
As a result, the local authority currently does not have adequate land availability to meet housing needs for the next five years, which is the minimum requirement set by government, creating an urgent requirement for new planning applications for residential development.
Paul Smith, MD of The Strategic Land Group (SLG), said: “This is a fantastic site which would deliver high-quality new homes. We have completed detailed investigations into traffic and highway movements, ground conditions, ecology, trees, flood risk, drainage and landscape impacts to ensure that we are creating a high quality new development. The proposal includes a children's play area - something which the village currently lacks.”
